Where is the catch?

Most programs that offer to fix up your house first are a loan wearing a costume. A company fronts the money, then takes it back out of your proceeds at closing. You still paid. You just paid later. Here are the published terms of the biggest one, next to ours.

Compass Concierge

Who fronts the money

A lender

Funded by a third-party lender. Compass is not the lender.

Your credit

They run it

The money comes from a lender, so there is an application and a credit check.

Who pays it back

You do

Out of your proceeds when the house closes.

What it costs you

$500 to $750

A flat fee, or 5.99% interest instead, depending on your market.

If the house does not sell

Still due

Repayment is triggered when the listing agreement ends or at twelve months, whichever comes first.

The ceiling

$25,000

Set by the program. $50,000 in California.

The Link Advantage

Who fronts the money

Link NY Realty

Our own money, paid directly to the vendors.

Your credit

Untouched

We never run your credit. There is nothing to be approved for.

Who pays it back

Nobody

There is no repayment, no invoice, and no line at closing.

What it costs you

Nothing

No fee, no interest, and no deduction at closing.

If the house does not sell

Still nothing

The risk was ours to take. That is what makes it an advantage.

The ceiling

The punch list

Set by what the house actually needs, agreed on the walkthrough.

There is no invoice, no lien, and no line on your closing statement. It is how Link NY Realty wins listings in a competitive market.

Compass Concierge terms as published by Compass, including the fee, interest and repayment triggers, at compass.com/concierge. Programs change their terms. Check them yourself before you take anyone’s word for it, including ours.

Three steps, and the first one is a phone call

  1. A 15-minute call

Tell Valon about the house and what you think it needs. No walkthrough required yet, and nothing to prepare.

  2. A walkthrough and a short list

He walks the house and tells you what to fix. Just as important, he tells you what not to bother fixing. Most lists come back shorter than the owner expected.

  3. We pay for the work

You approve the list, the vendors do the work, and we cover the cost. You stay in the home the whole time. Nothing to move out, nothing to store, nothing to arrange.

The walkthrough is free, and there is no obligation to list with us. If you decide to go another way afterwards, you owe nothing.

Still think there is a catch?

Ask Valon directly. Fifteen minutes, no obligation to list, and he will tell you what he would not bother fixing.

What we actually pay for

Not a renovation. The specific work that changes what a buyer offers, decided house by house on the walkthrough.

Minor repairs
The punch list a buyer would price at ten times what it costs to fix.
Paint
Interior paint where it changes how a room photographs and shows.
Landscaping
Cleanup and curb appeal, because the first photo is the front of the house.
Professional cleaning
A full clean before photography, and again before showings begin.
Decluttering and prep
Getting rooms back to being rooms, so buyers see the house and not the furniture.
Photography
Professional photography once the work is finished and the house is ready.
A roller laying a fresh coat over a tired wall.A cleaner working along a window shutter before photography day.

The work is managed to completion, with your approval at every step.

What the work actually looks like

Not a renovation. Nobody is knocking down a wall. It is the short list of things a buyer would price at ten times what it costs to fix, done before the first photograph is taken. Work like this could raise what the house is worth, which is the whole reason we are willing to pay for it.

The same room before and after Link NY Realty paid for interior paint.BeforeAfter
Paint is the cheapest thing on the list and it changes how every photograph of the room reads.

Drag the handle, or focus it and use the arrow keys.

Selling as‑is is the most expensive thing you can do

Buyers do not discount your house by what the repairs cost. They discount it by what they imagine the repairs cost, and they are never generous with that number.

Every flaw a buyer can see makes them wonder what they cannot. That is how a short punch list turns into a serious price cut. We pay to take the punch list off the table before anyone walks through.

Not our numbers

The case for doing the work is somebody else’s research

Every brokerage will tell you to fix the place up first, and every one of them has a reason to say so. So here is the trade association’s own report instead, including the part we would rather you did not read.

100%

of the cost of a new steel front door comes back at resale.

The highest return of any project in the report. The first thing a buyer touches.

83%

comes back on a closet renovation.

Second highest. Nobody photographs a closet, and buyers open every one of them.

50%

is all you get back on a bathroom renovation.

Half your money. This is the kind of project Valon will talk you out of.

Who you are talking to

Nobody should have to project-manage their own move.

Not a corporate program with a fine-print clause. When Link NY Realty pays to get a house ready and the seller never pays it back, there are houses where the math does not go my way. I do it anyway, because a home that shows well sells faster and for more, and because I would rather earn your listing than advertise at you.

On the call I will also tell you what not to fix. Half the things sellers want to spend money on do not change the offer at all.

Sellers who took it

I was skeptical about the services. It made preparing my home effortless, and the final sale price was more than I expected.
Janice, Seller
Every detail was managed for me. My home sold for more than I expected it would.
John, Seller
An ordinary porch-front house under bare autumn trees, the kind that sells for less than it should because of a short list of unfinished work.

The questions people actually ask

Is this a loan?

No. It is not a loan, not a lien, and not a deferred payment. There is no invoice, and no line for it on your closing statement. The cost of the approved work stays with Link NY Realty.

Why would I do this at all?

Because a house that shows well is worth more than the same house that does not, and the gap is usually far wider than the work costs. Curb appeal and the first photograph decide whether a buyer books a showing. We are not going to promise you a number, but the reason we are willing to spend our own money here is that it could raise what your house sells for, and that money ends up in your pocket, not ours.

So where is the catch?

There is not one, and the reason is not charity. A home that shows well sells faster and for more, which is how we win listings in a competitive market. Some houses do not work out in our favour. We do it anyway.

Will you run my credit?

No. We never run your credit, and there is no application, because there is nothing for anyone to approve you for. We are not lending you money. We are spending ours.

Who deals with the contractors?

We do. For a lot of sellers that is the real value here, more than the money. Moving is one of the most stressful things people go through, and most homeowners do not have a painter or a landscaper they trust, do not enjoy chasing quotes, and quietly worry about being taken advantage of. You approve the list. After that the calls, the scheduling and the chasing are ours.

Do I have to list with you to have the call?

No. The call and the walkthrough are free and carry no obligation. If you decide to go another way afterwards, you owe nothing.

Can I use my own contractor?

Usually yes. If you already have someone you trust and we can agree on the price for the work, you are welcome to use them. Plenty of sellers would rather we just handled it, which is why we offer that first.

Which work gets covered?

It is decided house by house on the walkthrough. Link Advantage services are provided at the firm's discretion, vary by property and transaction, are not guaranteed, and are approved in advance on a case-by-case basis. Valon will tell you plainly what is covered for your house before anything starts.

How long does the work take, and do I have to move out?

You stay in the home the whole time. There is nothing to pack, store or arrange. Most lists are finished in about three weeks, and short ones go much faster, but the schedule is set around you rather than the other way round.

My house needs too much work for this.

Tell Valon that on the call and he will probably disagree. Most lists come back shorter than the owner expected, and half the things sellers plan to spend money on do not change the offer at all.

What if the property is not where I live?

That is common, and it is a different problem. We manage the work on the ground whether you are two towns away or two states away.

Book your 15-minute call

Pick a time that works. Valon will ask about the house, tell you what he would fix and what he would leave alone, and answer the catch question directly.
